Park Rules

Park Standards

  • Certain types of onsite improvements, structures, and signage have been approved for uniformity and a pleasing atmosphere.
  • Therefore, no improvement may be erected, installed, or located on any site without approval of Camp-Resort Management.
  • All such improvements will be purchased, installed or erected by and at Seasonal Camper(s) expense.

Camping Units

  • One Recreational Vehicle camping unit is permitted on each campsite.
  • RV is subject to approval by management and must be well-maintained and bear the RVIA designating seal.

Existing Improvements

  • No Seasonal Camper(s) shall be permitted to alter, remove, destroy, modify, and/or change any existing campsite improvements without prior written permission of Camp-resort Owner or manager.
  • These improvements are, but not limited to; landscaping (trees, shrubs and plants), vehicle/RV pads, water/sewer risers, and electric pedestals.
  • Permanent Improvements· In the event the Seasonal Camper(s) desires to install an in-ground brick sidewalk, or permanent patio, deck, concrete pad, or other similar installation which would permanently scar the ground other than for trailers and sheds, such installation shall only be done after prior written permission from Camp-Resort, and will remain the property of the Camp-Resort in the event the Seasonal Camper(s) vacates that campsite.

  • Temporary Improvements· No lawn ornaments, fences, water fountains, statues, screen houses, skirting, planters, or other exterior decorations of any description may be placed on a campsite without Camp-Resort management approval.
  • No offensive drapery is allowed.
  • Specifications and Design: Each such improvement must be designed and installed in accordance with requirements of the Camp-Resort Rules and in accordance with plans and specifications that have been approved in advance by the Camp-Resort management.

Sheds

  • One shed per site not to exceed 12’X12’ shall be allowed.
  • Existing sheds will remain but any replacement shall subject to Camp-Resort Management approval.
  • Plastic sheds are preferred.
  • Sheds must be manufactured in a professional manner.
  • All new sheds, size and placement must have prior written approval by Camp-Resort management.
  • Sheds shall be maintained in good condition, shall be earth-tone or neutral colors.
  • No metal sheds are allowed.

Storage Cabins/Firewood Boxes

  • One wooden or plastic storage cabinet/firewood box shall be modest in size and shall be placed on the deck, stained or painted the same color as the deck.

Decks/Porches

  • One deck may be installed adjacent to the camping unit and shall not be more than ten feet in width, and at least two feet shorter than the entire length of camping unit unless otherwise determined by Camp-Resort Management.
  • Any deck/porch must be installed to meet all state and county building codes and be permitted at Seasonal Campers(s) expense through the LaSalle County Building Department and will remain the property of the Camp-Resort in the event the Seasonal Camper(s) vacates that campsite.
  • Decks must be painted or stained earth-tone or neutral colors

Site Conditions

  • It shall be the sole responsibility of the Seasonal Camper(s) to maintain their campsite in a clean and orderly fashion including but not limited to landscaping, mowing, removal of refuse, leaf removal, etc.
  • Neglected will be attended by Camp-Resort Management and charged a $50 mowing fee and/or $50 per hour site cleaning fee.
  • No campsite may be excavated, altered or rearranged in any manner.

Accrual

  • In consideration of the rights granted Seasonal Camper(s), all personal property and improvements left on site after Seasonal Camper(s) terminates occupancy shall accrue to the Camp-Resort without further consideration.
  • All fixtures installed at Seasonal Camper(s) expense shall immediately accrue to the ownership of the Camp-Resort without further consideration.

Vehicles

  •  For visual appeal and ease of driving, a maximum of 2 vehicles are permitted on each campsite.

Park Quiet Hours

  • 10:30 p.m. to 8:00 a.m.
  • This is a family-oriented campground.
  • Therefore, please show your courtesy to all other Seasonal Camper(s), visitors and campers. Voices, music and all other sounds must be kept ultra-low during the quiet hours so as not to disturb other guests.

Conduct

  • Disorderly conduct, intoxication, and profane language are prohibited.
  • Televisions, radios, stereos, and other sound devices must be kept at low levels at all times.
  • Please help us eliminate disturbances or nuisances.

Usage

  • The usage of each campsite and of the Park is restricted for camping purposes only.
  • No trade, business, or profession and no commercial, religious, educational, or other similar enterprise may be conducted at the Park.
  • No garage, porch, lawn, yard, or similar sales, trade, or any other private or commercial enterprise shall be conducted at the Park without Park management’s written consent.

Campfires

  • All campfires must be fully extinguished and cooled with water before retiring for sleep or leaving your campsite.
  • Campfires may be made only in approved campfire pits or rings.
  • For your own safety, please do not use gasoline or other flammable liquids in the area of campfires.

Firearms

  • Airguns, Bows and Arrows and Fireworks: Due to insurance restrictions, these items are strictly prohibited and may not be displayed or used in any area of the campground.

Pets

  • Pets are allowed in the campground on the condition that they are kept quiet at all times and on a leash.
  • Pets are strictly prohibited in the swimming lake and fishing areas, playgrounds, restrooms, showers, rec center, and all other buildings in the Park.
  • All animals must have current proof of all needed vaccinations.
  • Pets must be kept inside at night.
  • Please clean up after your pet.
  • Vicious dog breeds are not allowed on the campground.
  • Guests of Seasonal Camper(s) are prohibited from bringing pets of any kind in the campground.

Garbage

  • Garbage shall be at all times placed in plastic garbage bags and should be placed in the appropriate dumpster.

Cutting Firewood

  • Cutting of shrubs, trees, or deadfalls is not permitted. Firewood (including sticks and deadfalls) may not be cut or gathered from anywhere in the Park.

Alcohol

  • Use of alcoholic beverages shall be limited to campsite use only or on special occasions in designated areas only.

Smoking

  • Smoking is not permitted in any building in the Park.
  • Cigarette or cigar butts shall be properly deposited after having been thoroughly extinguished.

Insurance

  • Seasonal Camper(s) must provide for their own property insurance covering personal belongings.
  • The Park’s insurance does not cover incidents occurring on a seasonally-rented campsite or involving personal property belonging to a seasonal guest.

Swimming

  • Seasonal Campers must abide at all times by posted swimming rules and regulations including but not limited to hourly times, minimum age of 17 years old, Seasonal Camper attendance, etc.
  • All swimmers must sign Mallard Bend Resort Activities Waiver prior to swimming.
  • No drinks of any kind are allowed in the swimming area.

Water

  • Water is provided by the Camp-Resort through its own well and pressure system.
  • Water service will be discontinued from October 16th to April 14th as determined by management.

Solid Waste Disposal

  • Garbage shall be at all times placed in plastic garbage bags and should be placed in the appropriate dumpster.
  • Items such as broken furniture, mattresses, old BBQ grills, etc. may not be disposed of and must be disposed of properly off Mallard Bend Resort property.

Sewage Treatment

  • Sewage treatment is provided by on-site septic systems.
  • The tenant is responsible for the maintenance of the water and sewer connections from the Camp-Resort riser to the recreational vehicle.

Electricity

  • All electricity consumed on the seasonal campsites within the Camp-Resort will be separately metered and billed monthly to each Seasonal Camper(s) on a “pass-through basis.”
  • The Camp-Resort is responsible for the maintenance of the electric lines to the meters and pedestals located on each campsite.
  • The Camp-Resort is not responsible for lightning or power surge damage to the Seasonal Camper(s) appliances.

Additional Considerations

  • If tenant wishes to sell their RV and transfer the remaining term of existing contract to another guest, transfer of remaining term of contract is not guaranteed and must receive prior written consent and approval from management. There will be no refunds as a result of a sale.
  • No “For Sale” signs may be displayed on Campground property or Seasonal Camper site.
  • Management reserves the right to deny site occupancy resulting from an RV sale without notice. Management must interview prospective seasonal campers prior to any RV sale. Key(s) must be returned to the office and not passed to purchaser.
  • Special Use Fees: In addition to the site fees, the Seasonal Camper(s) agrees to pay the following additional fees and charges if applicable. These fees are subject to change.
  • Site Maintenance. It shall be the responsibility of the Seasonal Camper(s) to keep his or her RV and campsite clean, mowed and presentable.
  • The owner reserves the right to charge for any of the special services not covered in the Lease/Contract.
  • Mowing fee shall be $30 per occurrence (subject to change) and site cleaning fee shall be $50 per hour (subject to change).
  • All invoices are due 30 days from billing date and each 30 day period.
  • Meter will be removed until invoice is paid in full.
  • Special Facility Use. Special use fees may be charged for use of any common facility (such as a private party) as determined by management.
  • Guest Fee. Guests of Seasonal Camper(s) may stay in a seasonal unit if at least one adult member of the Seasonal Camper(s) family is present.
  • Guests are not required to pay an overnight guest fee (subject to change) and may then participate in all facilities that are included for Seasonal Camper(s) when accompanied by Seasonal Camper.
